Netrality owns and operates strategic carrier hotels in North America and has an aggressive plan to acquire additional properties in Tier 1 and Tier 2 markets on the continent. Netrality–s carrier hotels are core network interconnection facilities characterized by the presence of significant fiber connectivity, a carrier-neutral meet me room (MMR) coupled with colocation space, and no monthly recurring costs for cross connections between networks with a presence in the MMR. Netrality currently owns and operates 1,900,000 square feet across four properties in the continental United States.

Marshall and Newby first met in Philadelphia in 1999 when Newby came to visit Amerimar–s 1.1 million square foot redevelopment project at 1500 Spring Garden Street. While Marshall looked to attract telecom companies to his latest development, Newby advised that core network connectivity in the Philadelphia region resided at 401 North Broad. Marshall subsequently leased 1500 Spring Garden to a hybrid of data center and office users, successfully repositioning the building. However, the pair stayed in touch over the years waiting for the right opportunity to merge their skill sets of real estate development and network operations, finally striking gold on 325 Hudson in the spring of 2012. The partnership has since acquired three additional assets, including 401 North Broad, and is currently on track to increase their total square footage under ownership to over three million by the end of Q1 2015.
